A Note From Chris

Happy Earth Day Everyone!! Of course I should open every Green Key Notes with that blessing, but since it is the 40th anniversary of the first Earth Day, today is extra special.

Lot's to report in this issue of Green Key Notes. We start with the new financing program unveiled in San Francisco, GreenFinanceSF, which allows homeowners to finance green upgrades to their homes through their property taxes.

There's some good news for San Francisco condo sales this month with many smaller project selling briskly.

Governor Schwarzenegger signed into law a new $10,000 homebuyer tax credit for Californians.

The new Home Star legislation is successfully making its way through House committees on Capitol Hill. We're excitedly watching this new bill for energy improvements on existing homes.

San Francisco condos rebound — in a small way.

Sales start to surge in neighborhoods

The big-boy developers may be out of the line-up, but the San Francisco condo sector is showing some surprising bench strength.

With a scarcity of major condo towers for sale — and little in the pipeline — smaller projects scattered around town are seeing traffic reminiscent of days when Lehman Brothers was still in business and “bank owned” was not a household euphemism for a foreclosed property.

Hayes Valley Village Properties has written contracts on 21 out of 31 units in its LindenHayes project — before the model units are built or the sales office open. Out in the Mission district along gritty Cesar Chavez, Seven Hills Properties has put 31 units into contract out of the 46 homes after less than a month of sales. And on the sunny flats where the Mission bleeds into Potrero Hill, Palisades Development has sold 64 units out of 76 in its Union project. After opening without a single sale in 2009, another project, 829 Folsom St., has 19 units in contract, about 30 percent sold.

To be sure a few busy sales offices does not a bubble make. Pricing of these projects is a good 25 to 30 percent below the peak of the last cycle with prices hovering in the $600 to $750 a square foot range now. Buyers are bargaining hard while developers are lucky to recoup their equity or eke out a slim profit.

“We are not seeing the strength where you see price appreciation from phase to phase — that is not today’s battle,” said Avi Brosh, principal of Palisades Development. “Today’s battle is all about absorption.”

And absorption has been a pleasant surprise. Doug Shaw of Pacific Union, who is handling sales at LindenHayes, said he is still gearing up for the grand opening, even as the project is 65 percent in contract. Buyers there have ranged from young families with kids at the nearby French American International School to a socialite couple downsizing from Pacific Heights who will combine a pair of top floor units.

 

Governor Signs $10,000 Homebuyer Tax Credit

Governor Arnold Schwarzenegger today returned to the La Ventana Homes project in Fresno where he kicked off his campaign to extend and expand the hugely successful homebuyer tax credit to sign legislation that will do just that. AB 183, authored by Assemblymember Anna Caballero (D-Salinas) and Senator Roy Ashburn (R-Bakersfield), will provide a tax credit of up to $10,000 to Californians who are buying their first home or purchasing a brand new home. This legislation, part of the Governor’s larger California Jobs Initiative, will play a key role in getting our economy moving again by encouraging home ownership and stimulating job creation.

“I have been up and down the state pushing this important housing bill that will get people off the fence and into homes while creating jobs and stimulating our economy – and today I am proud to take action and put it into law,” said Governor Schwarzenegger. “Creating jobs is my number one priority and I am glad that I have been able to sign two job-creating bills in two days. I applaud the legislature for their great work and encourage them to keep it up and pass the remaining job-creating elements of my California Jobs Initiative.”

AB 183 was passed by the legislature on March 22 and gives the Franchise Tax Board authority to extend a total of $200 million in tax credits to California homebuyers; $100 million for buyers of new, unoccupied homes and another $100 million for first-time buyers of existing homes. The credit will be extended from May 1, 2010 to December 31, 2010. The tax credit will be available to buyers on a first-come, first-served basis and is applied in equal amounts over a period of three taxable years. To qualify, the buyer must not be a dependant and must purchase a home that does not belong to a relative.

Governor Schwarzenegger fought hard to extend and expand the homebuyer tax credit after its successful run in 2009. That $100 million tax credit, which was approved in February 2009, ran out after just four months with 10,659 Californians claiming the credit – increasing home purchases, jumpstarting building projects and boosting local economies. In fact, La Ventana Homes saw a 300 percent increase in sales when the tax credit went into effect.

The homebuyer tax credit is a part of the larger California Jobs Initiative that the Governor proposed in his State of the State address in January to create jobs and stimulate the economy. Today’s bill is the second piece of it to be approved by the legislature. A sales tax exemption on green-tech manufacturing equipment was also approved to encourage green businesses to relocate and invest in California. The Governor signed that yesterday.

Almost half of San Francisco’s greenhouse gas emissions come from energy usage in local buildings. At the same time, excessive water usage in buildings strains California’s water resources. Currently, the largest constraint to San Francisco’s buildings becoming more efficient in their use of energy and water is the large up-front cost of these improvements. Despite government incentives to decrease the up-front cost for energy and water efficiency projects, as well as renewable energy installations, these improvements can still cost several thousand dollars. As a result, many San Francisco building owners find it difficult to make these environmental upgrades to their buildings.

In response to this challenge, San Francisco has developed an accessible financing program that residential and commercial property owners can use to finance sustainable building improvements. This effort coincides with efforts across California and the United States to establish similar financing programs.

GreenFinanceSF is available for interested home and business owners to finance privately-owned energy efficiency, renewable energy and water conservation improvements. The repayment obligation is attached to the property, rather than the individual, and is paid back through property taxes over the life of the financing.

Green Spring Cleaning

Spring time is here, the perfect opportunity to dust off that winter layer and ring in a new season. While dusting things off and making way for a new energy in your home, consider integrating some simple green elements into your space. This is an ideal time to begin developing green habits while turning your home into a nurturing, healthy sanctuary.

Start off by opening all the windows and doors and allow the fresh aromas of this season to move through your house. Even if you live a bustling metropolis, outside air is usually cleaner than stagnant indoor air, a bit surprising isn’t it?

Consider a deep cleaning of furniture covers, linens and rugs – an excellent opportunity to get rid of dust bunnies and hiding cobwebs.

During this clean sweep, consider storing heavy winter blankets and trade them for lighter cottons and natural fibers. If you have heavy drapery on your windows, safely store them for the Fall and hang light-weight fabrics that will allow the warm sunshine to stream into your home.

Since this is a time of natural transformation, consider taking a full approach and remove any items from your home that have piled up over the years. Donate what you don’t need and safely remove anything that needs to be handled properly, such chemicals and hazardous materials.

A great place to start is by removing the toxins that already reside in your home. Check under the kitchen/bathroom sink and garage for unknown and miscellaneous products that may be potentially hazardous to your health and that of your family. Many everyday products fall under this category, always read ingredients and caution labels. My rule of thumb is, if I cannot pronounce the ingredient or recognize it, I trust that it is dangerous and opt to not have it in my home. Should you find some of these things and want to get rid of and don’t know how? Drop them off at a Haz Mat (hazardous material) collection site.

Instead of spending extra money on future purchases of some of these chemicals, consider how our grandparents used to clean – naturally!

Here are some DIY recipes:

Toilet Bowl Cleaner

 ¼ cup baking soda
 ½ Lemon
 1 cup vinegar

Mix ingredients into a paste, place inside rim and let sit for a couple of minutes and then scrub.

Add essential oils (ie: tea tree, lavender, eucalyptus) for pleasant odors and anti-fungal/bacteria fighting properties.

Tub / Tile Cleaner

 1 cup water
 3 cups baking soda

 For tough stains use white vinegar on a rag to help first.
* Careful as vinegar may also break down grout.

Mix ingredients into a paste and apply with a brush and scrub.

Add essential oils (ie: tea tree, lavender, eucalyptus) for pleasant odors and anti-fungal/bacteria fighting properties.

Bronze Cleaner

 ¼ cup sea salt
 ½ lemon

Sprinkle salt on bronze and use half lemon like a sponge and work in circular motion. Voila!

With these simple recipes you will quickly realize that harmful and expensive cleaners are not necessary to get the job done. You can find more recipes here.

Some other easy tips would be to incorporate aerators on your faucets and low flow showerheads for your bathroom. Be cautious with the amount of water you use and consider it a source for life rather than a resource!

Another simple tip to consider is shopping at the farmers market at least a few times a month. Not only do you support your local economy but you will be assured with knowing where you food comes from.

Spring-cleaning is optimum for enticing the senses and promoting a lighter sensibility. Take advantage of this metamorphosis that is happening all over nature and incorporate elements into your life to help you live a more simple and green life - Happy Spring!
